Course Description: The real estate finance landscape requires a strong foundation in both financial analysis and an understanding of the urban economic environment in which real estate operates. This course offers a comprehensive overview of the real estate system from a financial perspective, starting with real estate and asset markets. Students will explore foundational concepts in urban economics, including central place theory and the system of cities, the internal structure of the city, and real estate market analysis, to properly contextualize investment decisions. Subsequently, the course focuses on core real estate finance topics, covering present value mathematics, measuring investment performance through the concept of returns, and applying discounted cash flow and net present value techniques. Students will prepare estimated cash flow statements, determine appropriate discount rates for real estate valuation, and progress to micro-level advanced valuation methods. The course concludes with a study of the use of debt and leverage in real estate investment, after-tax investment analysis, considerations related to corporate real estate, and capital structure in real estate investment.

Upon completion of this course, the student will be able to:
Understand the real estate system, including space markets and asset markets, and how they interact in the commercial real estate sector.
Study urban economics concepts, including central place theory, the urban system, and the internal structure of the city, to place real estate market analysis in its proper context.
Apply present value mathematics and measure investment performance through the concept of returns in real estate.
Building discounted cash flow and net present value models, preparing projected cash flow statements, and determining appropriate discount rates for real estate valuation.
Analysis of debt usage and leverage, after-tax investment considerations, corporate real estate, and capital structure in real estate investment.
